We’ll do whatever we can to make your stay as pleasurable as possible. To help ensure everyone has a great time (and to keep our insurers smiling), we kindly draw your attention to the following policies and conditions.

Booking, Payments & Cancellations
When you pay the reservation deposit, we immediately reserve the accommodation exclusively for you. Please note that this also means that you (as lead booker) become bound by our terms and conditions, as are all members of the party who are part of your booking. Can we politely remind you that it’s your responsibility to ensure members of your party are aware of our terms and conditions. We will send you a booking confirmation showing the details of your reservation; if for some reason you do not receive it then please let us know.
We understand (especially for groups) that sometimes dates are requested, and it may take time for the deposit to be paid. To help, we will block your dates but your reservation deposit must be received by our bank or Stripe (our payment provider) within 3 days, unless we agree otherwise. Please get in touch if you need a special arrangement, or if there’s anything else we can do to help.
The balance of payment must be received by us as set out below. If it is not received, then we may release the property for other people to book. Therefore, it is always good to email or message us when you make a payment, just in case it gets lost in transit by the bank!
Finally, the law in Portugal requires us to collect and register with the Government contact and passport details for all our guests, which includes everyone in your party. To make this easy for you, we’ll send you a link to provide the information online close to your stay.
Booking & Payment:
We ask for a deposit of 25% to secure your booking, then 25% 60 days before you arrive and the final 50% 30 days before you arrive.
Payment can be by direct bank transfer or debit or credit card through Stripe. Please note that Stripe makes a small charge for payments.
Cancellation Policy:
We understand that plans sometimes change. If this happens to you then please get in touch and we will do everything we can to help. Should you need to cancel your reservation, then the following refund policy would apply.
We have a fair approach to cancellations. For non-refundable bookings, if we successfully rebook your dates, we’ll refund up to 80% of the amount received, capped to 80% of your original payment.
Full Estate/Multiple Properties/Retreats/Special Events:
More than 120 days before you arrive – full refund
120 days to 60 days before you arrive – 50% refund
Less than 60 days before you arrive – no refund
Single Properties:
More than 60 days before you arrive – full refund
60 days to 30 days before you arrive – 50% refund
Less than 30 days before you arrive – no refund
Please note that a cancellation request must be made to us by email or WhatsApp and we will confirm the appropriate refund by return.
We suggest that you take out comprehensive travel insurance to cover any cancellations that are not covered by our refund policy. May we politely say should you not take out insurance, then you must accept responsibility for any loss that you may incur due to your cancellation.
In the unlikely event that we need to cancel your booking (i.e. due to circumstances beyond our control), then we will contact you as soon as possible and we will promptly refund all payments made to us for your holiday. We will also try to offer you alternative accommodation at Quinta de Lagos or make recommendations of other local accommodation. Please note that our total liability for this type of cancellation will be limited to payments made to us.
If our property must close due to government restrictions or your address is put into local/regional lockdown for your holiday dates and you are unable to travel, you will be refunded in full.
Accommodation Policy & House Rules
Accommodation Policy:
Unless otherwise agreed by us in writing, the maximum number of guests occupying a property must not exceed the number stated in the original booking and only those listed in the booking form are permitted to occupy the property. If you wish to invite additional visitors to visit you during your stay, please ask us first.
Unless otherwise agreed by us, no extra overnight visitors are allowed to stay at the property or to use the facilities at Quinta de Lagos.
Bookings cannot be accepted from anyone under eighteen years of age.
We reserve the right to refuse a booking without giving any reason.
We or our representatives reserve the right to enter the property at any time to undertake essential maintenance or repairs.
Guest stays normally commence at 16:00 on the arrival date and stop on 10:00 on the day of departure. We try to be flexible and accommodate early check-in or late check out, but this is strictly at our discretion. Any unauthorised delay in departure may result in you being required to pay us additional charges.
Friendly House Rules:
To comply with tourism laws in Portugal, the rental property must only to be used for the reason stated on the booking confirmation.
Smoking or vaping is not allowed inside a property. Smoking is allowed outside (but please consider other guests) and if so then ash, stubs, etc. must be disposed of safely in bins provided. We politely inform you that smoking inside a property may result in immediate termination of occupancy and forfeiture of all payments, and any damage or extra cleaning caused will be at your expense.
Please do not move furniture from one room to another or any of the indoor furniture, furnishings or bedlinen outside.
Please lock the doors and close the windows when you leave the property unoccupied.
Please make sure you switch off lights, heating, air conditioning or any electrical appliances when you go out – we’re an eco-friendly holiday home.
Please don’t take any bath or pool towels with you to the beach, please use the beach towels that available to hire.
All inventory must remain in the property and not be taken to another property.
Please park your vehicles in the designated parking space, ensuring cars do not block access to other properties.
Please respect the community and try to keep noise levels to a minimum, especially between 10pm and 8am. Portugal has strict noise laws after 11pm.
Please use the designated barbecue utensils and clean the barbecue after use.
Fireworks, Chinese lanterns, firepits, candles and portable BBQs are prohibited.
If you want to use the services of a third-party supplier (e.g. a chef, beauty treatments, etc. ) this must be agreed with us beforehand. If you bring a third-party supplier without consent, we reserve the right to ask them to leave. We do not accept liability for the activities of these third-party suppliers.
Pets:
As dog lovers, we normally welcome dogs. We cannot accept any other animal (pet or otherwise). If you would like to bring your pet dog then please contact us, and the inclusion of your dog(s) must be agreed by us in writing and is subject to the following rules:
We reserve the right not to accept bookings with dogs (e.g. if we know other guests are adverse to dogs).
We normally allow a maximum of 2 dogs.
Dogs must be booked in and we charge an extra cleaning fee of €50 per property.
Please don’t let dogs on the furniture, especially sofas and beds.
Guests are responsible for cleaning up after their pets.
Please clean off muddy dogs using the outside tap and the dog towels provided.
Dogs must not be left alone in the property and when outside must be always kept on a lead.
Dogs must not enter the pool or the ponds. If a dog does enter the pool then an additional pool cleaning fee may be charged.
If the property requires additional cleaning due to excessive dog hair or if dogs have been on furniture, we my charge a €50 fee to cover the extra cleaning costs.
You are responsible for your dog and you will be charged for any damage caused by your dog.
There will be a security deposit of €200, returned at the end of your stay subject to there being no damage or additional cleaning listed above.

Swimming pool rules:
The following rules are for the safety and comfort of our guests:
The swimming pool is open between 8am and 8pm, daily. Please respect these timings out of respect for our neighbours and other guests.
Glass or other breakable (e.g. ceramic) containers, plates, etc. must not be used beside or in the pool.
Please do not dive or jump in the pool, which has a maximum depth of 2.5m.
Please do not play music through loudspeakers by the pool.
Wi-Fi:
Free WiFi and internet access is available. You and other users agrees to reasonable and lawful usage and to comply with Portuguese law.
Damages & Breakages
Deposit:
In making a booking you accept responsibility for any theft, breakage or damage caused by you, your pets or any member of your party and agree to indemnify us in full for any loss that we may incur as a result. A security deposit is required (paid on arrival) and will be returned within 7 days of the end of your holiday, less the cost of damage/breakages. The security deposit may be paid in cash or by bank transfer.
Single Units: €200 deposit per property
Multiple Units (incl. The Villa & The Fazenda): €400
The Quinta/Entire Estate: €500
Damages and Breakages:
Please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can take the appropriate action. If there are any damages or breakages during your stay, then we would be grateful if you could report them promptly, especially before check-out. The accommodation will be inspected at the end of the holiday & you may be charged for any loss, damage or extra cleaning costs relating to damages or breakages.
If damage occurs during your stay that results in our having to cancel and/or refund subsequent bookings, then we may bring a claim against you for any loss arising as a result.
We reserve the right to make a charge to cover additional reasonable cleaning costs if the guest leaves the property in an unacceptable condition.
Please note that if any keys are not returned to us at the end of your stay, then the cost of replacement will be charged to you.
Guests may not in any circumstance re-let or sublet the property.
We shall not be liable to you or your holiday party for loss or damage to your property, however arising.
You are responsible for the supervision of all members of your party, especially those under the age of 18, at all times.
We reserve the right to terminate your rental agreement with immediate effect where the unreasonable behaviour of the guests named on the booking may impair the enjoyment, comfort or health of others. You’ll may also be asked to leave the property, without any refund of the rental amount paid.
Any problem or complaint must be immediately reported directly to us/our representatives to allow us the opportunity to resolve it.
Serious or persistent breach of our terms and conditions by a guest or guests may result in immediate termination of the booking by us and a requirement to leave the property any refund of the rental amount paid.
Quinta de Lagos is privately owned and is a family business. We will do whatever is possible so that our valued guests get maximum enjoyment and satisfaction from their stay. We ask that guests treat the property with the same respect that they would with their own home.
